Why buy a Smallholding rather than a Vacant piece of Land? Let's look at some different perspectives in this big decision for the property buyer when it comes to investing in real estate.
These days the question is not only about personal preference, but also about longevity when it comes to investment. What you put in now, is what you get out later and you don’t want to be over capitalising neither.
Land size smaller than I’d like but the location is epic;
Location a little further than I’d like but I get 7 times the size;
Vacant so I’ll still need to build, but then I could also apply for a building loan which will assist me with buyability;
A bit more expensive than I’d had in mind but because it already has infrastructure it does mean I can move in now as there is already a house and services in place;
If it’s vacant, starting from scratch means I can completely do my own thing;
Buying existing infrastructure can actually save time and money in the long run;
I know I can get an 80% loan for a residential house and I have 20% deposit available but do I have 30-40% deposit for a smallholding or 50% deposit for vacant land that's zoned Agricultural?
Rates are high for Agricultural but I can apply for a rebate and that could cost me less than a normal house in the burbs and I could grow my own food...;
Maybe the house needs some work but the chance of incredible borehole water is pukka;
Maybe the access is less desirable but the value in infrastructure cannot be compared;
Maybe the smallholding is located with a special feel that you can’t put your finger on;
Maybe there’s a view that can’t be priced
Maybe the timing is right, maybe the inspiration is right...
There are many factors to consider and as we usually have other people in our lives to also consider. This is not just a decision about property, or about money. It’s a decision about life, where you are now, futures, prosperity, sanity, well being, love & happiness. How we choose to live out this one life we have on this planet, and know that with each move we make we get to make another one, and another and nothing is ever said and done until it’s said and done.
